What are the features of a typical office space?

Each floor is built to suit whatever the tenant’s needs are. Typically, each floor is rented out as an entire 6,000 square foot space. New floor coverings, window treatments, lighting fixtures, washrooms, kitchen cabinets, countertops, and appliances can be furnished according to the tenant’s requirements. Each floor has 200 amp. electrical service and high speed AT&T Fiber and Comcast Cable internet access, as well as a separate maintenance/utility room where the HVAC system and circuit breakers are stored.

Who covers the utility bills?

The tenant controls and is responsible for the separately metered electricity and gas service for their Premises and for all phone service installation and utilization costs

Is the rent negotiable?

Yes. The rent varies depending on how much build-out a tenant may or may not need. For a 6,000 square foot space rents range from $8,500 to $11,500 per month depending upon the renovations done to the space.

Is there individual parking spaces or a garage?

Our building has an outdoor parking lot adjacent to it. The gated lot is well lit and is accessible from Randolph on the North and Couch Street on the South. We try to allocate an average of 2 parking spaces per floor when possible, but may be indoor. Inquire for availability.

Is street parking available?

Yes. There are both metered and free spaces on Randolph, Halsted, and the surrounding streets in the neighborhood.

Is there adequate public transportation?

Definitely! Public transportation is easily accessible from the building. Buses run on both Randolph and Halsted streets. The Metra train station is 5 blocks away and the “L” lines is 3 blocks away.

Who takes care of general repairs and maintenance?

General repair and maintenance issues are addressed by our building manager. Cleaning services are provided to common areas of the Building. Any unscheduled repairs needed are directed to our building manager who contacts the appropriate service organization to correct.

Is the building handicap accessible?

Yes. Our lobby is street level and all floors (except the basement) are serviced by a passenger elevator. Suites are built in accordance with the ADA requirements.

What type of tenants currently reside in the building?

All of our current tenants are professional commercial entities. They consist of attorneys, an equipment financing company, labor union, cellular company, messaging provider, and vertical garden systems home office.

How recently have the mechanical systems in the building been updated?

All mechanical systems in the building were updated when the building was renovated, including new HVAC systems, sprinkler system, plumbing, electrical, windows, passenger elevator, fire monitoring equipment, etc. Maintenance is regularly done on the building systems throughout the year, and systems are replaced as needed.

How secure is the building from a safety standpoint?

The 730 W. Randolph building is equipped with many security features. Guests must be allowed into the building through our intercom system on both the front and back entrances. The building is monitored at all times with a 24 hour surveillance system accessible to all tenants. The passenger elevator has a lock off for each floor which can be enabled at any time a tenant wishes, preventing unwanted visitors from accessing their floor. A sprinkler system is installed throughout the building which is monitored 24 hours a day, 7 days a week. Our parking lot adjacent to the building is well lit and gated for the safety of tenants using the lot.

How long has the current building management been in place?

The current building management has been in place since the building was renovated in 1990. Therefore we are familiar with all aspects of the building having overseen its development since it’s renovation.
